Our fees cover all of the work required to complete a sale of your home including drafting the contract, dealing with enquiries, redeeming a mortgage and dealing with estate agents.


How long will my house sale take?

How long it takes from you accepting an offer until the sale completes will depend on a number of factors. The average process takes between 8 – 10 weeks. 


Stages of the process 


The precise stages involved in the purchase of a residential property vary according to the circumstances, however we have listed what we consider to be the key stages below:-


• Take your instructions and give you initial advice

• Send out our Client Care Pack to you with initial protocol documents for you to complete and return to us

• Obtain Title information documents from HM Land Registry

• Draft the Contract and submit it together with the protocol documents to the Buyer’s Solicitors

• Deal with any enquiries raised by the Buyer’s Solicitors

• Discuss with you any enquiries raised and obtain further documentation from you, for example planning permission, ground rent receipts, management pack if you are selling a property where there is a management company

• Obtain a Redemption Figure from your current lender

• Obtain your signature to the Contract

• Agree a completion date

• Exchange Contracts and confirm to you that they have been exchanged

• Prepare an invoice and Completion Date statement

• Receive monies on the day of Completion

• Discharge any mortgage and Estate Agent Fees, our fees and account you for any balance monies payable 


Your conveyancing will be carried out by our Miss Burgundy-Davis a solicitor with 15 years PQE ( Post qualifying experience ).

Her supervisor is Miss Margaret Banks, solicitor and Principal of the firm with 40 years PQE.
